Buying a home today may be tougher than ever. Why? Because there are so many wonderful and available homes, sellers are more willing to negotiate and mortgage rates are fabulous. Sometimes too many choices can make the decision more difficult.

It's the best of times for qualified buyers. Last year, according to recent reports, you would have had maybe six homes to choose from. Today you have ten. The last time buyers had this kind of market was in the 1980s when the mortgage rates were 18 percent.

So, what do you need to do and how do you get started? In today's climate, it might be easy to look at purchasing a home strictly as an investment strategy. Remember the adage, “Buy low. Sell high.” But just because a property is a good deal doesn't mean it is the right one for you.

Wouldn't it be nice if we could try on houses the way we try on shoes? Every house lives differently and it's hard to see all the possibilities when you've only taken a few tours. So, before you zero in on your final selection, take the time to consider your emotional needs along with your financial considerations. Your home is where you'll build your lifestyle, entertain friends, enjoy time with the family and escape from the world.

Your requirements are as individual as you are. Step back and take some time to dream a little. Make a list of items that are important for you. These would be the things that enhance the way you live. Love to cook and entertain? Then a big kitchen with easy access to adjoining spaces is what you'll need. If you're on the go and have little time for home activities you might be happier with something that's easy to care for, with ample closet space filled with organizers. Is it important to be near a school, library, restaurants or other services? All of this should go on your list. Once the list is complete, highlight the must haves.

With list in hand your Realtor will be better able to locate a home that suits your individual needs and wants as well as being a good investment.
