As a buyer, you have plenty of choices. And it's easy to become overwhelmed and worry about making the wrong decision. Sometimes the perfect house is hidden under clutter and a decor that just doesn't suite your taste. With a little imagination and a list of what is essential, you just might find a treasure.

Don't judge a home by its decor. Try to envision the house as it will appear with your furniture and a carefully selected (new) decor. You may be required to look past avocado-colored shag carpet and flocked wallpaper and imagine the room repainted and re-carpeted. Use your imagination in order to not miss an opportunity.

Focus on the positives and the essentials. Does it have a good sized eat in kitchen, a fireplace in the family or living room or the convenience of a master bath? Lift a corner of the carpet to see what kind of flooring is underneath. Are there amenities such as a garage and good storage? What about room sizes and the yard? Have the mechanicals been updated and serviced? Does the floor plan work for your lifestyle?

These are the basics. This is what you're buying. Wall color can be quickly changed and carpets easily replaced. This is the cosmetic part of the house and something you'll no doubt update throughout the years as your tastes change. Factor in the costs of redoing the interior and make a choice that you'll be truly happy with.
