It's nice to have choices. If you're in the market for a new home, you'll have plenty to select from. Great for buyers but what about sellers?

If you're selling your home, you'll have a healthy amount of competition. Getting your home sold with the current climate calls for a serious commitment. That means you'll have to maximize your home's potential and choose a marketing plan that makes your home a standout. Anything less is a waste of time.

It's a given that if you want to get the most for your property, everything must be in good repair. It will help tremendously if you have documentation ready to show potential buyers including updates to the mechanicals and roof and improvements such as an addition or remodeling project. Don't overlook the smallest detail. Light switches must work and leaky faucets fixed.

Statistics prove that fresh paint and staging will make a home command a better price. Scrub, clean and polish everything, including the storage areas and closets. The windows, countertops, bathrooms, kitchen, even the light bulbs must gleam. Light, bright interior colors, airy curtains or white shades at the windows and white slip covers on dark furniture are inexpensive ways to dress your home for success.

If necessary, rent a storage unit for all your 'stuff.' It's a cost effective way to make your home feel even more spacious. Think minimalism when it comes to furnishings. Remove personal items such as family photos and knick-knacks. Freshen a sofa or chairs with new throw pillows. If your furniture has lost its appeal, don't buy just yet. Consider renting. New furniture may not fit your new home.

Kitchens and baths deserve special attention. Clear the countertops, buy new towels and rugs and clean with lemon oil. It works great and adds such a nice, clean smell. A new mat at the door and a seasonal planter will say 'welcome.'
