THREE MUST HAVES

Keeping up with housing trends is never easy. But if you're selling your home, it will behoove you to take a look at new home designs. Your home may not have them all, but there are three items that might make or break the deal.

If your home is small, there are some tricks to increasing its visual size. Buyers want big homes and big rooms. You've heard it over and over. But it's the best advice you'll ever heed. Edit furnishings, get rid of all clutter and paint rooms a light neutral color. If you doubt this wisdom, take a picture of one or two of your rooms and compare these with magazine photos. The actual size of your room may be comparable but a room with this clean, neutral treatment will appear much larger. While you're at it, take full advantage of windows and the views they offer. Pull back or remove heavy drapery and make those windows sparkle. This will put you ahead of the competition.

It's nearly a requirement today for every home to have more than one bath. If you belong to the one-bath-home group, find a way to add at least a half bath. Look around to find a suitable area for this addition. You can retrofit a sizeable closet or put one in the area under the staircase. It's a must have convenience but it needn't be large. While you're at it, add some luxurious touches to make your half bath a jewel box that will get some real attention from buyers.

Unless you live at the North Pole, your home should have air conditioning. This can set you back a few thousand dollars, but buyers expect it. If your heating and air hasn't been updated for quite a while, now's the time to make that investment. You'll not only be able to brag about the updates but you will offer your buyer substantial savings when it comes to energy costs.
